How do villa management companies in Bali charge, and what do they publish about their fees?
Short answer
Bali villa managers charge in three main ways: a percentage of booking revenue, a percentage of net profit after operating costs, or a percentage plus a fixed monthly fee. Of six firms whose own websites we read on 2026-10-22, the published full-management rates were 13% to 25% of booking revenue (some with a fixed monthly fee on top) or 20% of net profit, and running costs were charged separately in every case that said so.

The three fee models
- Percentage of revenue. The manager takes a share of what guests pay for the stay. The critical question is which revenue: the full amount the guest pays, the accommodation price before platform fees, or revenue after online travel agency (OTA) commission.
- Percentage of profit. The manager takes a share of what is left after operating costs. The share looks bigger, but it is taken from a smaller number, and the definition of “costs” decides what you receive.
- Hybrid: percentage plus a fixed monthly fee. A lower percentage, with a fixed fee for administration or reporting. The fixed fee weighs more in a quiet month.
In every model, ask what is not in the fee: staff wages, utilities, pool and garden care, supplies, repairs, OTA commission and taxes. Of the six firms in the table below, every one that said what its fee excludes billed running costs to the owner separately.
What firms publish (their own figures)
These are the firms’ own published figures, read on their websites on 2026-10-22. We have not checked them with the firms. Firms change their prices; the linked page is the authority.
They are not a market survey: six firms that publish a rate, out of many that do not. Listed A to Z.
| Firm | Model | Published rate | Basis, as the firm states it | Source |
|---|---|---|---|---|
| Bali Asia Villa | Revenue share | Full management package 20% | The published booking rate, not net revenue | pricing |
| Bukit Vista | Revenue share | Full management 20%; marketing only 15%, or 10% for properties that pass an assessment | Accommodation revenue, excluding platform fees charged to the guest, before taxes and operating expenses; running costs separate | pricing |
| Cabo Bali | Hybrid | 13% plus IDR 2,500,000 a month admin fee | 13% of the gross booking value, the amount the guest pays; maintenance and villa staff passed through at cost | pricing, article |
| Nakula | Profit share | 20% of net profit | Taken after operational costs such as utilities, payroll, taxes and service charges | management |
| Spacious Bali | Revenue share | 20% | Booking revenue; staff, electricity, internet, pool and garden care, supplies and maintenance charged separately | management |
| Villa Bali Management | Revenue share, with a fixed fee on two plans | Management only 10% to 15% plus a fixed monthly fee of IDR 1.2 to 3.5 million; marketing only 10% to 15%; full management and marketing 15% to 25% plus a fixed monthly fee of IDR 1 to 2.5 million | Bookings; exact rate on enquiry | plans |
What the table shows, and only this: among these six, full management was published at 13% to 25% of revenue, sometimes with a fixed monthly fee, or at 20% of profit. The percentages are not directly comparable, because the base differs from firm to firm. A worked comparison of fee fields across listed firms is on the villa management fees comparison.
How to compare two quotes
Ask each manager for the same three things in writing:
- The base. Is the percentage applied to what the guest pays, to the accommodation price, or to revenue after OTA commission? For a profit share, which costs are deducted first?
- The full monthly statement. A sample statement from a real villa, with every line: fee, fixed fees, OTA commission, staff, utilities, maintenance, taxes, and the owner’s payout.
- The contract terms. Minimum term, notice period, exit fees, owner-stay rules, and who approves spending above what amount.
Then run both quotes against the same monthly revenue figure. A lower headline percentage on a larger base can cost more than a higher one on a smaller base.
Tax
Rental income and management fees carry Indonesian tax obligations that depend on how you own and operate the villa. See tax on villa rental income in Indonesia. Ask a tax and accounting firm before you sign.
Who does this work
- Villa management firms run the villa as a rental.
- Maintenance firms handle upkeep, if your manager does not.
